Modulo homes are pre-designed, pre-engineered and prebuilt by our amazing team to ensure quality and to save you time and money. Modulo homes are built in the Central Otago and Queenstown Lakes District areas and available to most places in the South Island.
-
• Modulo is committed to using high-quality, low-impact and low-maintenance materials to obtain an outstanding final product.
• We consider it important to partner with the best supply chain available.
• A sub-frame structure ensures that the modules can be transported and craned into position in the safest way possible.
• The building envelope is designed with high-tech timber elements. These are made of super-insulated, airtight and weathertight materials that contribute to achieving a healthy and warm building with low running costs.
• External claddings, roofing and interior wall linings vary on each model. They may include metal profiled, high-tech eco-timber, square-edge plywood, plasterboard and any other suitable options driven by the architect or designer. Roofing options are made of coated steel or membrane, depending on the design of the roof shapes.
• All Modulo houses are HOMESTAR 6-star plus.

Modular but flexible
• Offsite construction has many advantages compared to traditional on-site construction. Some misperceptions are that prefabricated homes are based on a rigid or inflexible standardised box-shaped system. This is not the case!
• Modulo is committed to team-up with your architect or designer to adapt your project to be built in a modular way. This is all without changing the essence of the original design.
* We think that your project is unique, because you have your own needs and every site has its own particular conditions.
It’s faster
• It’s faster because the factory-based construction works are carried out at the same time as site-based construction works. Furthermore, our builders work every day at the same site. They don’t depend on the weather, and they have arranged for every material for your project to be in stock, dry and ready to be used. This enables the project to keep to schedule with a maximum degree of productivity and efficiency.
Known price + better value
• The advantage of being built in less time and with more planning impacts positively on the value you receive. Pricing can be known from the beginning, with full transparency until the end of the project.
• According to a survey conducted by BRANZ, prefabricated construction costs in New Zealand can be improved by up to 15% comparing to traditional on-site timber framing constructions.
Accurate quality control
• Building within a factory enables quality control to the very finest detail of each production process required for the project.

Sustainability:
Better planning and freezing the design early enables the reduction of wasted building materials. This makes the prefabrication process more sustainable.Health & Safety:
The reduced risk of working related incidents from prefabricating elements at grade and in controlled conditions makes it safer and healthier.Social:
The reduced environmental impact at site from less dust, noise and transport makes prefabrication more neighbour-friendly.
